I agree with the below opoinion of Mike and Sally Ward.

Bill and All:
Sorry we were unable to attend the meetingt last Thursday. Based upon the
following information and what we earlier discussed, the Wards vote NO on
allowing the JNHA officers to negotiate with Mr. Hale for MF-6 for the
following reasons:
a.. Once Hale gets MF-6, many other restrictions on this property are
lifted making it more economically feasible for him to do other things
there, even sell it to Gurasich or others who will build what they want.
Bottom line: MF-6 is improper zoning at this location, restctions or no.
b.. Any restrictions we agree to we must then enforce and, based upon
past experience in this neighborhood and othersz, we will loose. It's not a
matter of whether those restrictions will be bent or violated, it's just a
matter of when.
c.. It appears that Hale DOES NOT NEED MF-6 to do what he is proposing.
If he is truly willing and committed to doing this 40-percent-smaller
project, then let him do that in the existing zoning. No MF-6!
d.. When Hale came to us before, he promised that if we didn't agree to
MF-6, he would go away. He didn't, which tells us that he intends to develop
this property as fully as he possibly can with or without us. His fast
comeback with revised plans within days after our earlier vote confirms
that.
e.. If another developer comes in, and does not seek our imput, so what?
They'll either build in MF-4, as Hale should do, or they'll have to fight us
on rezoning and probably not get it approved. Let's stand our ground.

Mr. Hale has come forward with a 40% smaller plan for 19th and West: 1.)
47 units, 94 cars on2 floors and 58 feet (MF4 allows 60) and double set
backs on top 2 floors. 2.) He will let us have significant input in facade
and other matters. Many of the JHNA members at a meeting with Mr. Hale on
Thur want to negotiate restrictions for the project to go forward. You are
asked to vote to authorize the JHNA Officers to do so or not. This is not
your final vote on this issue. If we negotiate, it is on the principal that

another vote on the final legal documents before they go to City Council. If
a majority of members say no to negotiations, it is expected another

that JHNA may expedite an official response to the developer by sending
an
e-mail to mseeger at austin.rr.com. A simple indication that you do or do
not
support the project in principal be greatly appreciated. Copies of
the current development plans are available and if you have any
