Bill and All:
Sorry we were unable to attend the meetingt last Thursday. Based upon
the following information and what we earlier discussed, the Wards vote
NO on allowing the JNHA officers to negotiate with Mr. Hale for MF-6 for
the following reasons:
* Once Hale gets MF-6, many other restrictions on this property are
lifted ó making it more economically feasible for him to do other
things there, even sell it to Gurasich or others who will build
what they want. Bottom line: MF-6 is improper zoning at this
location, restctions or no.
* Any restrictions we agree to we must then enforce and, based upon
past experience in this neighborhood and othersz, we will loose.
It's not a matter of whether those restrictions will be bent or
violated, it's just a matter of when.
* It appears that Hale DOES NOT NEED MF-6 to do what he is proposing.
If he is truly willing and committed to doing this
40-percent-smaller project, then let him do that in the existing
zoning. No MF-6!
* When Hale came to us before, he promised that if we didn't agree to
MF-6, he would go away. He didn't, which tells us that he intends
to develop this property as fully as he possibly can ó with or
without us. His fast comeback with revised plans ó within days
after our earlier vote ó confirms that.
* If another developer comes in, and does not seek our imput, so
what? They'll either build in MF-4, as Hale should do, or they'll
have to fight us on rezoning ó and probably not get it approved.
Let's stand our ground.
